Quick answer: Leasehold is a time-limited contractual interest; Hak Milik is an Indonesian ownership title not generally available directly to foreign citizens. Other rights, such as Hak Pakai, require specific eligibility.
A lease is only as strong as its terms

Confirm the commencement and expiry dates, landowner authority, early termination, assignment rights, permitted use and who pays for major repairs. A promise to 'discuss renewal' is not a priced, enforceable renewal option.
Remaining years matter
A villa with 12 years left under lease may have a very different resale value from an otherwise identical villa with 28 years remaining. Underwrite to contractual expiry and include any renewal payment that is legally established.
Don't confuse titles
Hak Milik, Hak Pakai and company-held rights are different. A foreign buyer should never assume a friend or nominee holding title gives them equivalent registered ownership.
Questions to ask the notary
Can the lease bind successors? Is subletting permitted? What happens to buildings and improvements at expiry? What consents are required to resell? Have independent advisers verify the signed documents against official records.
