Quick answer: Investing in Lombok property may be attractive for lifestyle buyers and rental operators, but the legal interest, individual site and verifiable operating figures are more important than a promotional return percentage. Buying real estate carries risks, including construction delays, poor access, seasonal rental demand and resale uncertainty.

First choose your investment objective

Are you looking for a second home, a retirement base, long-term land use, an existing income-producing villa or an off-plan rental project? Each choice changes the documents to request and the risks to examine. Decide your investment horizon, whether you intend to run a licensed short-stay business and how much cash you can reserve for repairs, vacancies and unexpected costs.

Where in Lombok should buyers look?

Kuta and nearby South Lombok: close to tourism services, but check noise, competing villas, construction and actual road access. Selong Belanak: picturesque beaches and quieter plots, but slope, drainage and travel time vary materially. Mandalika: do not confuse a development-area marketing label with a specific parcel's planning permissions. Senggigi and West Lombok: different guest patterns and infrastructure considerations. Read our guide to Lombok buying areas and walk each plot before drawing conclusions.

Can foreigners own property in Lombok?

Indonesian Hak Milik/SHM title cannot be directly held by foreign individuals. Other legal interests may be available depending on residential eligibility, the operator and the purpose: a properly written lease, eligible Hak Pakai or certain land rights through a qualifying Indonesian company. A company-held right is not the same as personal freehold ownership. The Lombok Tengah public prosecutor's May 2026 guidance also warns about nominee arrangements. Engage your own Indonesian land lawyer and PPAT to check the exact structure; never pay a deposit based only on verbal assurances.

What return can a rental villa actually earn?

Ask for paid-night and settlement statements. Advertised nightly prices are not evidence of achieved room revenue. One publicly reported AirDNA series for Central Lombok, September 2025 to September 2026, showed 61% average occupancy across mixed short-term rental property types. That is a regional statistic, not a villa-specific prediction; read the scope and underlying figures. Run conservative, base and optimistic scenarios using achieved guest rates, actual paid nights, platform fees, cleaning, staff, utilities, insurance, taxes and reserve costs. See the villa ROI worked example.

Do not confuse gross revenue with investor yield

A simple framework is gross annual rental revenue = average achieved nightly price × paid occupied nights. Subtract management, staff, cleaning, supplies, utilities, commissions, insurance, repairs and applicable taxes to understand an operating result. Compare that result with the total capital actually invested, not just the initial list price. On a leasehold purchase, remaining years and renewal rights affect your economic interest. A nominal annual yield tells you little about what happens at the lease's end.

Existing villa versus off-plan investment

An existing villa lets you inspect build quality and possibly audit rental records. Off-plan developments offer a future concept and require closer attention to land rights, planning, milestones, price variations, specifications, payment protection and developer performance. Shared amenities drawn on a masterplan are not necessarily contractually guaranteed. Six checks before signing

  1. Ask an independent professional to verify title, ownership, boundaries and any encumbrances.
  2. Check access easements, permitted land use, building approvals, water, wastewater and power.
  3. Commission a structural inspection or independent construction assessment.
  4. Read assignment, extension, repair, tax, dispute and deposit clauses before paying.
  5. Stress-test rental revenue and compare the full operating cost with verified comparable properties.
  6. Understand the planned exit, possible transfer restrictions and expected selling costs.

Frequently asked questions

Is Lombok automatically a better deal than Bali?

No. Compare like-for-like assets, legal rights, lease duration, infrastructure, achievable income and resale risk. See our Bali vs Lombok comparison.

Can I rent out every villa I buy?

No. Commercial guest use depends on legal rights, applicable zoning, building conditions and licensing for the operator. Seek independent verification.

Can a developer promise a rental yield?

A projected yield is not proof of realized income. Any stated guarantee needs specific legal and counterparty assessment.
