Quick answer: There is no reliable single “Lombok land price”. An asking price per are only becomes useful when you know the exact location, rights, plot size, buildability and dated comparable listings. We deliberately do not publish an unverified island-wide median.

How many square metres is one are?

1 are is 100 m². A 4-are site is 400 m². Divide the total advertised land price by the number of are to compare seller asking prices in IDR/are. For example, an illustrative IDR 2 billion asking price for 5 are is IDR 400 million/are. This is arithmetic, not a verified current market quote.

Why neighbouring plots can price differently

A flat plot with registered access, water and suitable zoning is not equivalent to a steep hill plot with unclear access rights. The effective cost of a parcel can increase substantially with retaining walls, drainage, water infrastructure, connection fees, foundation design and transport. A coastal view is attractive, but check whether future building on adjacent land could block it.

Compare micro-locations

Kuta: distance to actual centre, roads, utilities, noise and commercial permissions. Selong Belanak: road quality, gradients, water access, wet-season drainage and actual travel time. Tumpak and nearby hillsides: slope stability, building access and realistic infrastructure expenses. Senggigi: examine existing residential areas and a different visitor market. The location name in an advertisement is not enough.

How to conduct a credible price study

  1. Collect at least five dated comparable listings in one neighbourhood.
  2. Record total IDR price, measured m²/are, title/right type and remaining lease term if relevant.
  3. Record the distance to a properly accessible road, plot gradient and service connections.
  4. Separate a seller's asking price from any independently documented completed transaction.
  5. Have a local professional confirm the certificate, rights, zoning and boundary survey.

A listing can remain online after a change in price or availability. All offer data should be confirmed in writing before use.

Foreign buyer restrictions

A seller's SHM/freehold certificate does not mean a foreign individual can personally acquire that title. The Indonesian authorities' 2026 legal answer is explicit about Hak Milik restrictions and the risks of nominee arrangements. Ask independent counsel what interest is legally transferable in your case.

What to check before a deposit

Obtain the map and legal certificate details, investigate mortgages or encumbrances, confirm road and utility access, check appropriate zoning and building permits, and ask for an itemized build-readiness budget. Reconcile every claim with an independent title search and a site visit.

Where to explore opportunities

Check Lombok property listings, buyer area comparisons and investment projects. Request current asking prices and never substitute general online averages for property-level verification.
