Quick answer: Even a beautiful villa may struggle commercially without disciplined operations. Before you buy, determine who will handle guest communication, pricing, cleaning, maintenance, finances and licenses—and who remains accountable if something fails.

Choose an operating model before buying

Owner-operated villas give you direct control but need local presence. Third-party property management can reduce daily work while adding costs and contract exposure. Developer rental pools may bundle marketing and operations, but terms vary considerably. Compare contractual service scope, termination terms, commission basis and authority to discount rooms.

What transparent monthly reporting looks like

A useful owner report shows available nights, paid occupied nights, owner stays, cancellations, average achieved rate, refunds, gross guest receipts, platform fees, taxes where applicable, manager charges, cleaning, laundry, staff, utilities, pool care, maintenance and outstanding liabilities. Ask for access to booking and settlement evidence, not just summary screenshots.

Guest experience affects repeat bookings

Reliable water, functioning Wi-Fi and AC, clean linen, safe pool facilities, accurate photos, straightforward check-in and prompt issue resolution are crucial. Clarify who pays for airport transfers or scooters if they are advertised as extras, and who handles emergencies. If the manager outsources these services, check the actual supplier agreements.

Compare net income rather than advertised occupancy

Reported AirDNA data for Central Lombok from September 2025 to September 2026 showed around 61% occupancy across mixed accommodation types; this is not the occupancy of any particular villa or a guarantee. Review the published dataset description. Use historical paid-booking performance from comparable units where possible, and include realistic off-season months and unplanned repairs.

Rental pool due diligence

Ask whether the pool allocates guests fairly; whether owners can use their villas; who pays for large repairs, furniture replacement and marketing; how fees are calculated; whether revenue is distributed from gross or net; and how the owner can inspect records. Confirm what happens if management underperforms or terminates early.

Licensing and operating responsibility

Having a legal residential interest is not equivalent to permission to run a tourist lodging business. Verify location and zoning restrictions, building approvals, applicable business licensing and tax obligations for the particular operator. See the official OSS licensing system and get Indonesian professional advice.

A manager interview checklist

  1. Who answers guest requests outside office hours?
  2. What happens when water, internet or air-conditioning fails?
  3. Can I review booking channel receipts and bank settlements?
  4. Are cleaning, laundry, staffing and pool costs included?
  5. Who sets nightly rates, minimum stays and discounts?
  6. What insurance and safety procedures are in place?
  7. Can I exit the agreement, and on what notice?
  8. How are damage deposits and refunds handled?

Frequently asked questions

What is the normal management fee in Lombok?

Fees vary with services, property size, location and contract terms. Request written comparable quotes; no universal rate applies.

Can the manager guarantee bookings?

Market demand is variable. Examine any claimed guarantee as a specific contractual commitment with counterparty risk.

Does a furnished villa automatically qualify for Airbnb?

No. Check business permissions, building status and owner/operator eligibility separately.
